  2. Most people who are selling a home now have enough equity or low payments they can wait for better conditions it’s not rocket science. If people needed to fire sale their house because of the economy they would. Those that have to are few and far and any decent price cut gets snapped up because there is still immense underlying demand. We might see inventory pile up and prices come down or we might see rates move down and buyers step in. It’s unknown but what’s for sure not going to happen is people selling their house in a panic with the way the rest of the economy is sitting.

  3. Plenty of new construction is sitting unsold because the middle class can’t afford it. Used inventory is artificially low because of the Fed manipulating interest rates for political gain.

  4. Mega corporations are buying up everything in any market that has jobs. Heck, they’re buying up stuff in markets *without* jobs to catch retirees who thought they could sell for big $$$ and buy something cheap. Buddy of mine ran into that when he retired. Moved back to his podunk town and found he wasn’t all that far ahead.
