is this rental email legally binding?



For context — I’m an international student and not currently in Germany. I have been talking to a landlady I found on WG-Gesucht and she also allowed my friends to visit the place (since I can’t be there). After this meeting, she said she will send the contract on the day itself. I was expecting a proper contract, but she sent me this.

She also insisted that I pay the Kaution before reaching Germany and that this email is a valid contract only after I have made that payment.

I want to know if this kind of email is a valid contract. She has not mentioned any other terms that I would expect to be in an official rental contract like breakdown of Nebenkosten, which she said she has mentioned on the advertisement (implying that it should suffice if it’s in the advertisement).

Any advice? Is this a scam?
